The Gunite Pool Construction Process in Pennsylvania — What to Expect
Building a custom gunite pool in Chester County or on the Main Line is a 20-30 week process from contract signing to first swim. Here's what happens at each phase and why each matters.
Phase 1: Design and Engineering (4–6 weeks)
Every JHL Pools project begins with a design engagement — site visit, topographic assessment, program discussion (how you'll use the pool, household composition, entertainment style, budget), and design development through 3D renderings and construction drawings. We don't begin engineering until the design is approved, and we don't apply for permits until engineering is complete.
Phase 2: Permitting (4–8 weeks)
Pennsylvania requires building permits for all residential inground pools. Each township has slightly different requirements — setback distances, impervious surface limits, fence specifications. JHL Pools manages the permit application and coordinates with municipal officials on any questions. This is the phase most homeowners underestimate — permit timelines can't be rushed, and starting construction without permits is a significant legal risk.
Phase 3: Excavation (2–3 days)
Precision excavation to the designed shell dimensions. In Chester County's clay soil, we overexcavate slightly to accommodate a drainage aggregate layer around the shell perimeter — a structural necessity in our soil conditions that many contractors skip.
Phase 4: Steel and Plumbing (1–2 weeks)
Rebar cage installation per the structural engineering drawings — #4 rebar at 12-inch spacing for all JHL Pools builds, exceeding the typical 18-inch standard. All plumbing stub-outs installed before gunite application.
Phase 5: Gunite Application (1 day + 28-day cure)
The gunite itself is applied in a single day by our specialized crew. Then the shell cures for a minimum of 28 days — during which it is kept wet with daily water application to prevent premature drying. Nothing proceeds until the cure period is complete.
Phase 6: Tile, Coping, and Surround (3–5 weeks)
Waterline tile, coping installation, bond beam work, and pool deck construction. If the project includes an outdoor kitchen, pergola, or landscape elements, this is when those are built concurrently.
Phase 7: Finish and Commission (1–2 weeks)
Interior finish applied (plaster, Pebble Tec, or quartz), pool filled, Hayward mechanical systems commissioned and programmed. Startup chemistry established. Owner orientation.
